I have a whiteflower/gonad feeling of impending doom regarding Vegas and not too excited about the rest of the country either....but vegas is worse.

On a whim, I took some pictures and did a FSBO on Zillow.

Phone blew up from Realtors and a couple dreamers.

Interviewed a few agents politely telling them to put up or shut up.if the really have a buyer; bring them.
I'm not signing a long term listing agreement.

One agent said he has a buyer and he'd be willing to do a 7 day listing.

We'll be gone all next week anyway so I said why not.....but any commission he expects gets added to my FSBO price.

Mother fucker brings me an offer at full listed axing price....realtor fees are covered, I'm netting my FSBO price.....they're giving us two months rent free after close.

People just came over, he wants a lot of my garage stuff, compressor, press, conex etc...

Wants my entertainment center....told me just tell him the prices. Wife said his wife wants the bedroom set....so the move and storage will be easier.

Just kidding about the homeless part....everything from my buddy has rentals to living in our trailer on my son's property.

Been talking to Paul about Georgia....sounds amazing and the wife's same cancer group is nearby.

The problem is the wife and I absolutely love this home, it is perfect for us, its paid for.

We sat on the deck and watched the most incredible lightning storm for over an hour last night....was that a sign??

One part doesn't want to sell, we are incredibly comfortable...the other part says we will be free to go anywhere at anytime.

I honestly think we are on the down slope regarding value.......taking the money seems like the smart thing since the bubble is about to burst...I've seen it multiple times.

I'm just rambling now.....

If it helps I got caught in a micro burst on the KTM.. I watched the clouds close in all around me as I tried to race it ..but it swallowed up the sky in darkness. The rain didn't bother me. The ground lighting didn't bother me. The damn wind sheers blowing me over the double yellow bothered me. So if weather watching is your thing it's covered in shades here.

Good part about Trenton is as storms approach from Alabama or north from Tennessee they dissipate because of the mountains or some other geological reason.

Wind has been my biggest enemy on rides. I've had the shit knocked out of me too many times.

Wife and I, after agonizing thought, have decided to sell our home.

The pros outweighed the cons.


We have lived in 6 homes in 39 years of marriage, built the last two, including the one we're living in.

Maybe it's the old age, but I have never been so emotional selling a home.

Sitting on the deck watching another light show....same vantage point watching the fireworks twice a year....be8ng able to see the lights of the strip and mountains to the west...thinking how these times are numbered.

Where will you go from here?
I don't want to get into prices....not that much.

But almost 4x's what I built it for 6 years ago.


What may help me as the city implodes is the houses next door are selling for 3 million plus.


We made a commitment to our son and daughter in law we will stick around for a few years while she finishes architect school to help with the grandson.

So maybe a rental, or live in our trailer in his back yard.....he has a 1/2 acre.

In the meantime, Paul has us wanting to visit Georgia bad......if this closes, the world is our oyster....whatever the fuck that means.

My ex got out of Vegas a couple years ago. She does not regret it.
I'm not going to knock the entire city.

The area we live in is zoned rural preservation/rural estates. Far Northwest,
Minimum 1/2 acre, mostly custom homes, and no fucking HOA!!

Mt. Charleston is basically our back yard and was vacant BLM land when we started this journey.....the city has since swallowed that up.

We're 15 minutes from Redrock canyon and 45 minutes from the mud hole formerly known as lake mead.

Valley of Fire is about an hour NE.

I don't really like downtown or the strip....except to look at the lights from 15 miles away.

Part of that dislike is from working the streets for so many years....part of it is just hating crowds.

If I wasn't seriously worried about the water situation....even though we are on a well and the constant bullshit of "contingency plans" saying we'll be find, there's still no doubt in my mind the bubble will implode like in the '08 time frame....and I really don't think we have the time to ride this one out.

My son has made a decent life here working a trade and also lives in an RE zoned house....in an older part of town. Used to live in a newer tract house with an HOA but knew he would eventually commit a violent crime at a homeowner's meeting.

The city has treated us well.....it's just time to cash in.

The last 10 times I went to Vegas I only went down the Strip coming in and leaving. I would rent a bike and pick a direction to ride. Red Rock, Valley of Fire, Lake Meade, or just out in the desert. Too much beautiful stuff to see to waste time in a casino.

Raced rental cars at the dragstrip, won a big trophy for winning Street class with a Chrysler 300.

My ex has instructions to scatter my ashes in the desert out there.

She also has instructions to wait until I'm daed to cremate me.

Well, for some of us that road is not so long any more and although we cannot see the end we know it’s getting closer and the desire to do something different starts to pull on us. I dont want bigger truck, bigger house, more bragging rights at this or that
and i certainly do not want o participate in the american farce any longer
there is an ugly side to the US and its getting darker and bigger. Its a nation state like Rome, in decline.
Like an isalnd full of starving dogs, they will eat each other.
Leave the island.

Sad state of affairs indeed. But it's only certain areas that are indeed a burning Rome.. in the end Rome did burn but Italy survived and thrived. So will the U.S. trick here is to find the areas that are untouched by the flames.. Areas that are stronger then the walls of the coliseum with prosperity and happiness to last to the next millennium. Americia has many many of those strong holds.

Good luck, prices here have maxed out and look to be setting to start into correction. Property that would have sold in less than a week are now taking 6+ weeks to sell and growing.
